Ranch Marketers represents buyers and sellers of ranches, farms, recreational property and acreage in Texas, New Mexico and Colorado. We focus on understanding the ground, communicating the facts and connecting a property with people whose needs fit it.

John Hayter, founder and broker

John grew up on a ranch in Fort Stockton, Texas, in a family of pioneering Texas ranchers. He holds a Bachelor of Science in Wildlife Management. Before becoming a licensed broker, he worked in ranch real estate and farm and ranch management for his family and his own ventures.

He later lived in Cherokee, Texas, managing ranches and operating businesses before moving to Colorado. As a ranch manager, he helped negotiate pipeline easements from the landowner side. Across ranch management and transactions involving properties up to 12,000+ acres, John has over 30 years of experience.

He was first licensed in farm and ranch real estate in Texas in 2004. He previously served as President of Land Unlimited, associated with landbrokermls.com, a national land-focused multiple listing service, and is a past president of the Rocky Mountain Bighorn Society.

How we represent ranch and land sellers

A ranch deserves more than a generic asking price and a set of photos. Before recommending a listing price, we review comparable sales, market activity, competing inventory, time on market, property features and improvements. A final pricing opinion follows an on-site review.

The marketing approach draws on land listing platforms, applicable local MLS systems, targeted email, social media, photography, video and interactive maps. Our network includes buyers interested in hunting land, horse properties and specialized farms and ranches. Buyers are qualified before showings, and the listing broker is present for every showing.

How we help land buyers

Successful property searches start with the intended use. We help buyers compare regions and properties, identify questions for due diligence and examine land issues such as access, water rights and mineral rights. Each property deserves its own review.
